VIB Vermögen AG grows H1 2011 revenue and operating earnings

The company generated consolidatedrevenue of EUR 26.0 million in the reporting period on the basis of IFRSaccounting. This represents a 1.3% increase compared with the revenue ofEUR 25.6 million generated in the first half of 2010. Operating income fromthe real estate business amounted to a total of EUR 26.5 million (previousyear: EUR 26.1 million) when taking into account EUR 0.3 million of otheroperating income and a positive valuation change to investment propertiesof EUR 0.2 million.After deducting operating costs, the company, which is based at Neuburg ander Donau, Germany, generated earnings before interest and tax (EBIT) ofEUR 18.9 million, compared with EUR 18.0 million in the previous year. Inthis context, a very good EBIT margin on a sector comparison of around 71%underscores the high profitability of VIB Vermögen AG. Besides interestexpenses that amounted to approximately EUR 9.2 million in the first halfof 2011 (previous year: EUR 9.8 million), the financial result was affectedby expenses of EUR 1.6 million from the measurement of financialderivatives. This item primarily includes an increase in a provision for apotential loss for Group subsidiary BBI Immobilien AG for a Swiss francswap transaction, which is currently reporting a negative market valuationdue to the current EUR/CHF exchange rate. Of this amount, EUR 0.3 millionis cash-effective. Given the above, earnings before tax (EBT) stood at EUR7.9 million, slightly below the previous year's level of EUR 8.1 million.After deducting taxes on income, the VIB Group's consolidated earningsamounted to EUR 6.6 million for the first six months of 2011. The declinecompared with the previous year's figure EUR 10.4 million is particularlyattributable to the absence of income tax effects that arose in theprevious year from the deconsolidation of the Beverages segment.Peter Schropp, Managing Board member responsible for the real estate areaat VIB Vermögen AG, expressed his corresponding satisfaction as follows:'We have succeeded in significantly enhancing our financial strength withthe successful conclusion of the capital increase. Rental contractshave already been signed for two further properties, and construction workis underway to the tune of EUR 6.0 million of investment volume. Oneproperty entails the construction of a logistics property on an existingplot of land in Baunatal near Kassel. The second property involves thecreation of a logistics plant in Neuburg/Donau.The total rental income that will be achieved after the properties havebeen created amounts to approximately EUR 2.6 million. The rentalagreements are largely long-term, and result in an average rental yield of8.0%. After deducting operating costs, earnings before interestand tax (EBIT) stood at EUR 9.4 million. VIB Vermögen AG publishes final 2010 FY figures and 2011 forecast

The real estate company, which is based at Neuburg onthe Danube, Germany, generated total operating revenues of EUR 52.3 millionon the basis of the IFRS accounting. This represents an increase of around8.5% compared with the previous year’s figure of EUR 48.2 million. Earningsbefore interest and tax (EBIT) amounted to EUR 35.4 million after deductingall operating costs (previous year: EUR 33.8 million). Both these earningsand the consolidated earnings before tax of EUR 12.8 million underscore thecompany’s high profitability (previous year: EUR 14.4 million).In sum, VIB Vermögen AG generated consolidated net income of EUR 16.9million in the reporting year. This exceeds the previous year’s figure ofEUR 12.3 million by around 37%. The net retained profits in the separate,single-entity financial statements of VIB Vermögen AG, which are relevantfor the dividend distribution, amounted to EUR 5.3 million (previous year:EUR 4.4 million). In view of this performance, the Management andSupervisory boards are proposing to the General Meeting to increase theprevious year’s dividend of EUR 0.25 to EUR 0.30 per share.The promising start to the current business year enables the ManagementBoard to issue a forecast for the 2011 financial year.
