VIB Vermögen AG is a medium-sized company specializing in the development, acquisition and portfolio management of modern and sustainably profitable commercial properties. The company has been operating successfully on the market for over 30 years. The focus is on properties in the logistics & light industrial and office asset classes. VIB’s shares have been listed on the Munich (m:access) and Frankfurt (Open Market) stock exchanges since 2005.
Alongside direct acquisitions, VIB’s broad-based business model also comprises the entire spectrum of project development and redensification projects as part of our 360-degree approach: on the one hand, VIB Vermögen AG acquires properties that have been let already, and on the other hand, it develops new properties from the ground up in order to permanently incorporate these into its own portfolio and generate rental income from them. At the same time, sales are part of the overall strategy. In addition, VIB offers comprehensive property management services and solutions for institutional investors and holds interests in companies with real estate assets.

In the process, we prove our capabilities in the creation and implementation of tailored concepts for commercial properties that are not only oriented to our tenants’ needs, but also planned so that they can be put to alternative use. The guiding principles of our daily activity comprise the early identification and targeted leveraging of market opportunities, combined with forward-looking and broad risk diversification within our real estate portfolio. VIB Vermögen AG is also based on flexible and customer-oriented solutions, mutual trust and long-established business relationships. The overarching principle to this, from the company’s perspective, is a sound and continuous business management approach that guarantees sustainable success.
As the result of our many years of activity on the real estate market, we have established an extensive and effective network as the basis for our excellent business relationships. Valuable properties and the secure creditworthiness of our tenants form the guiding principles for the expansion of our portfolio. Based on this, VIB Vermögen AG’s existing portfolio comprises 82 commercial properties with a total rentable area of 1.11 million sqm. In addition, we manage a portfolio of 74 properties with a total rentable area of 1.15 million sqm in the “Institutional Business”. Our high occupancy rate underscores the value of our properties. As a consequence, we generate attractive returns in combination with broad risk distribution, thereby offering our shareholders a sustainable investment.

We have more than 30 years of in-depth expertise in the development, acquisition and management of sustainably profitable commercial real estate. Our focus is on the logistics & light industrial and office asset classes. While we have our origins and a comprehensive track record in the logistics & light industrial sector, we are currently establishing the office asset class as a further source of income. We are thus pursuing a diversification strategy in line with changing market conditions and the aim of limiting risk. With numerous transactions already completed, we are on course for a well-balanced and valuable portfolio.
Various sources of income strengthen our resilience. Our broad income base is made up of continuous income from our own portfolio, ongoing management income from the institutional business and proceeds from selective asset sales.
