VIB Vermögen AG is a medium-sized company specializing in the development, acquisition and portfolio management of modern and sustainably profitable commercial properties. The company has been operating successfully on the market for over 30 years. The focus is on properties in the logistics & light industrial and office asset classes. VIB’s shares have been listed on the Munich (m:access) and Frankfurt (Open Market) stock exchanges since 2005.
Through its 360-degree approach, which involves all stakeholders and phases of the real estate process, VIB ensures the optimized use of resources such as capital and expertise, as well as the effective networking of properties, users, and investors. The result is seamless value creation across all market phases.
Two business segments – one company
VIB’s broad business model in the Commercial Portfolio segment, i.e., the management of its own real estate portfolio, encompasses not only direct acquisitions but also the full spectrum of in-house developments and redensification projects: On the one hand, VIB Vermögen AG acquires already leased properties; on the other hand, it develops new properties from the ground up to permanently integrate them into its own portfolio and generate rental income. At the same time, property sales are also part of the overall strategy.
Furthermore, VIB offers comprehensive real estate management services and solutions for institutional investors in the Institutional Business segment and holds stakes in companies with real estate assets. Its service portfolio includes active management across all phases of the investment cycle: setup and transaction fees for structuring investments and transfers, fees for ongoing asset and property management, development fees for value enhancement measures, and performance fees upon achieving defined targets.

Across both business segments, we demonstrate our expertise in developing and implementing tailored concepts for commercial real estate that are aligned with the needs of our tenants and investors and also incorporate alternative uses. Our focus is on the logistics & light industrial and office asset classes. While we have our origins and a comprehensive track record in the logistics and light industrial sector, we established the office asset class as second and diversifying source of income. We are thus pursuing a diversification strategy in line with changing market conditions and the aim of limiting risk.
Various sources of income strengthen our resilience. Our broad income base is made up of continuous income from our own portfolio, ongoing management income from the institutional business and proceeds from selective asset sales.
