Neuburg an der Donau, 9 July 2026 – VIB Vermögen AG (“VIB”), ISIN: DE000A2YPDD0, has signed three long-term lease agreements for its “GreenBiz Park” development project in Erding. In addition to 6,600 sqm of office space for a well-known IT service provider, a hotel covering 5,500 sqm has been secured for the site. The final 11,000 sqm of industrial space has also been let on the market. In total, a further 23,100 sqm has thus been let.

Construction of the three building units is scheduled to begin in the first quarter of 2027, with the commercial hall due for completion by the end of 2027 and the other two buildings by mid-2028. Lease negotiations are currently underway for the project covering the last remaining available rental space at GreenBiz Park, totalling 2,960 sqm, with the aim of completing the entire GreenBiz Park by the end of 2028.

“The intensive letting efforts, backed by a well-thought-out marketing strategy, and the close and productive collaboration with the town of Erding have contributed significantly to the overall success of the project,” emphasises Marc Domnick, Head of Project Development at VIB Vermögen AG.

On the 215,000-square-metre site at “GreenBiz Park”, three further buildings for office and hotel use are being constructed across a total of five building plots, alongside four industrial units. Three industrial units with a total floor area of 55,400 sqm have already been let and completed. VIB is aiming for all buildings in “GreenBiz Park” to be certified to the Gold Standard of the German Sustainable Building Council (DGNB).

The first commercial property at GreenBiz Park was completed in December 2024. Following the latest lettings, the project has achieved a 96 per cent occupancy rate. “The fact that we were able to let the entire GreenBiz Park – not on a speculative basis, but on a ‘built-to-suit’ basis and within a reasonable timeframe, given the current economic challenges – demonstrates the enormous potential of this location,” emphasises Nicolai Greiner, CEO of VIB Vermögen AG.

GreenBiz Park is conveniently situated in the west of Erding, with access to various motorways. Via the airport bypass, both the A 94 towards Munich and Passau and the A 92 towards Munich and Deggendorf can be reached quickly and without having to navigate any junctions. Munich Airport is approximately a 15-minute drive away. It is only a few minutes’ walk to Erding S-Bahn station, which has regular services to and from Munich.

Neuburg a.d. Donau, 30 June 2026 – VIB Vermögen AG (“VIB”), ISIN: DE000A2YPDD0, has fully re-let the Meerkamp 6 & 8 logistics centre in Den Hoorn, the Netherlands. The property is a state-of-the-art building, constructed in 2022, in a highly accessible location on the A4 motorway, with a lettable area of just over 29,000 m², 182 parking spaces and a BREEAM rating of ‘very good’.

The centre became available at short notice following the insolvency of the existing tenant and was very successfully re-let to two companies with strong credit ratings. The property forms part of the RLI-GEG Logistics & Light Industrial III fund, which is managed by VIB as part of its business with institutional investors.

“We were able to re-let this property, which is in a highly attractive location and in as good as new condition, in record time and on terms that were very favourable to us, following an exceptional circumstance. This once again demonstrates our company’s expertise in the lettings market and asset management – in this case in an international context – as well as the effective collaboration between Branicks Onsite GmbH, as the asset manager involved, and VIB within the Branicks Group,” said Christian Fritzsche, who has been a member of VIB’s Executive Board since 1 June 2026 with responsibility for the company’s institutional business.

Neuburg an der Donau, 10 June 2026. VIB Vermögen AG (“VIB”), ISIN: DE000A2YPDD0, has extended the lease for a modern mixed-use office and production building in Ingolstadt with AUMOVIO, a leading company in the field of connected, autonomous mobility, ahead of schedule by a further five years.

 

“The early and long-term extension of the lease not only reaffirms our long-standing, successful tenancy partnership, but also underscores our ability to continue achieving operational success in the current, extremely challenging market environment. It also sends a very positive signal to the region and the city and confirms Ingolstadt’s status as a hub for high-tech and manufacturing,” said Nicloai Greiner, Chief Real Estate Officer at VIB Vermögen AG, whose portfolio includes the property.

 

The building is situated close to the city centre, north of the city centre on Ringlerstraße in Ingolstadt. The total lettable area is approximately 21,300 m², comprising around 9,650 m² of office space and 11,650 m² of production space. It has five above-ground storeys and is equipped with modern technical building services, including a central ventilation/cooling system, partly with heat recovery, and a district heating supply.

London / Neuburg a. d. Donau, 02 June 2026. VIB Vermögen AG (“VIB”), ISIN: DE000A2YPDD0, and a fund managed by Tristan Capital Partners have formed a joint venture. The objective is to jointly invest in and develop logistics projects at locations across Germany. VIB will be responsible for acquisition, leasing, development and asset management.

Over the coming years, a large-scale portfolio is to be built up.

Both partners have highly complementary capabilities and see significant potential for high-yielding, value-creating growth in a scalable market environment.

The joint venture partners have already acquired a first site in Baunatal, where a long-term pre-let logistics new-build with approximately 20,000 sqm GFA will be developed. Construction is scheduled to start in the fourth quarter of 2026.

Neuburg/Danube, 29 April 2026. VIB Vermögen AG (“VIB”), a company specializing in the development, acquisition, and management of commercial real estate, continued its transformation process and successfully concluded the 2025 financial year. In addition to further strengthening its office asset class within the Commercial Portfolio segment, the company also advanced the development of its Institutional Business (IBU) division. With the acquisition of the IBU business of Branicks Group AG in 2025, the VIB Group established itself as one of the largest players in the German commercial real estate market. As of December 31, 2025, VIB managed a real estate portfolio valued at over EUR 10 billion.

By focusing on the real estate business with its own properties on the one hand, and real estate management for institutional investors on the other, VIB not only demonstrates its full competence in the field of real estate management, but also sees itself as significantly more resilient in the current challenging economic and geopolitical environment.

Speaker of the Board, Dirk Oehme commented: “Last year, we took another important step in our corporate transformation. With the acquisition of the IBU business from Branicks Group AG, we were able to expand our business in this segment significantly and at once, creating a second pillar for VIB alongside our traditional real estate management of our own portfolio. This process would not have been possible at this pace and with this level of quality without the close connection to our parent company. As a result, we believe we are very well positioned for the future in these challenging economic and geopolitical times.”

Key figures for the 2025 financial year

The VIB Group generated an FFO result (before taxes and minority interests) of EUR 80.5 million in the 2025 financial year, which was within the range of the communicated guidance of EUR 78 to 82 million.

Gross rental income rose significantly by 17% to EUR 103.8 million, remaining within the guidance range of EUR 101 to 105 million communicated at the beginning of the year. The year-on-year increase is primarily attributable to property acquisitions in the office asset class in the years 2024 and 2025. These acquisitions were offset by property sales, which led to a reduction in gross rental income.

The expansion in the Institutional Business segment was further accelerated by the acquisition of the IBU division of Branicks Group AG in the fiscal year 2025. This significantly increased property management fees from EUR 7.2 million to EUR 41.3 million.

The vacancy rate was also in line with expectations, reaching 6.3% as of December 31, 2025. Despite the slight increase compared to the previous year, this figure remains at a good level compared to the industry average and continues to reflect the high quality of the VIB Group’s own real estate portfolio.

To finance upcoming investments and project developments, as well as upcoming maturities in 2026, the Management Board and Supervisory Board of VIB plan to propose a minimum dividend of 0.04 euros per share to the Annual General Meeting and to retain the majority of the net profit.

Diversified portfolio structure: Assets under management rise to EUR 10.1 billion

With a managed real estate portfolio of 247 properties, the VIB Group reached a record high on December 31, 2025. The total usable area was 3.5 million sqm and the annualized net rental income was EUR 519 million.

The acquisitions made last year in the office asset class are also reflected in the portfolio structure of the Commercial Portfolio (100 properties, market value EUR 1.8 billion, net rental income EUR 102.3 million, lettable area 912k sqm). Based on net rental income, properties in the logistics & light industrial asset class accounted for 35.2% and office properties for 57.7%. The remainder is distributed between retail properties (5.6%) and other properties (1.5%).

Through the acquisition of the Institutional Business of Branicks Group AG, the number of properties increased to 147 as of December 31, 2025. The leasable area was 2.6 million sqm, and the net rental income amounted to EUR 417 million. Office properties accounted for 80.7% of the net rental income, followed by logistics & light industrial properties at 15.2%. Retail properties made up 3.0%, and other properties accounted for 1.1%.

In addition to acquisitions, VIB took advantage of the continued high market demand and also sold properties. As in the previous year, an attractive sales profit of EUR 48.6 million was achieved in 2025.

Guidance 2026 – Continued optimization within Commercial Portfolio and further growth in the Institutional Business

From VIB’s perspective, it cannot be ruled out that the challenging economic environment and geopolitical tensions will persist in the coming months. While we currently do not foresee any significant impact on our operations, negative effects on VIB cannot be excluded, particularly in the transaction-dependent Institutional Business.

Based on property sales completed in 2025, VIB expects gross rental income of EUR 85-95 million in the Commercial Portfolio segment for the current fiscal year 2026. Due to the growing importance of the Institutional Business segment, VIB is forecasting income from property management fees for the first time in 2026. VIB anticipates a recovery in this segment for the current fiscal year, with management fees expected to rise to EUR 53-63 million. However, due to the aforementioned economic and geopolitical challenges and the associated uncertainties in the transaction market, a precise forecast for property management income from the Institutional Business segment (IBU) is currently very limited.

Under the aforementioned planning assumptions, VIB expects Funds from Operations (FFO) to range from EUR 60-70 million. The anticipated decline in 2026 is due not only to the effect of lower gross rental income but also to the loss of interest income from the loan to Branicks Group AG, which was fully repaid in 2025.

In total, 88.55% of VIB’s voting share capital was represented.

Under agenda item 1, the conclusion of a control and profit transfer agreement between DIC Real Estate Investments GmbH & Co. Kommanditgesellschaft auf Aktien and VIB Vermögen AG was approved.

Under agenda item 2, the reduction in the size of the Supervisory Board and a corresponding amendment to the Articles of Association were resolved.

VIB Vermögen AG: Extraordinary General Meeting on 12 February 2026

Neuburg a. d. Donau, 6 January 2026. VIB Vermögen AG (‘VIB’), ISIN: DE000A2YPDD0, invites its shareholders to a virtual extraordinary general meeting on 12 February 2026 at 10:00 a.m. The relevant documents were published in the Bundesanzeiger and on the VIB website today. The main reason for this is the resolution on the approval of the control and profit transfer agreement (‘BGAV VIB’) between the company and DIC Real Estate Investments GmbH & Co. KGaA (‘DIC REI’), a wholly owned subsidiary of BRANICKS Group AG (“BRANICKS”), as the controlling company, and VIB as the controlled company on 5 January 2026.

The appropriate compensation payment and exchange ratio provided for in the BGAV VIB for the settlement of VIB’s outside shareholders in exchange for BRANICKS shares, based on the valuation report jointly commissioned by both companies, was confirmed today by the court-appointed expert auditor.

VIB Vermögen AG sells logistics property in Großmehring

Neuburg/Danube, 22 December 2025. VIB Vermögen AG (‘VIB’), a company specialising in the development, acquisition and management of commercial real estate, announces the notarisation of the sale of a logistics property in Großmehring as an asset deal. The property is the logistics site at Junkers-Ring 7 in Großmehring, close to the A9 motorway in the immediate catchment area of Ingolstadt. The site is being sold to a European investor. The transaction is expected to be completed in the first quarter of 2026. The parties have agreed not to disclose the purchase price.

The logistics property in Großmehring was completed in 2021 and has since been part of VIB-Vermögen AG’s own portfolio. The site covers an area of 12,470 square metres, with a lettable area of 7,068 square metres. It is a single-tenant property.
